Alef Group Sells All Homes At Linar, Its AED 4bln Waterfront Development In Al Mamzar, Sharjah

Alef Group, the Sharjah-based real estate developer shaping modern, integrated communities and destinations, has announced the complete sell-out of all 2,683 homes across the five residential towers at Linar, its AED 4 billion waterfront development in Al Mamzar, Sharjah.

The project has sold out after all units in the final two towers were sold as part of Phase 2, following strong demand for the first three towers. Alef has confirmed that construction is scheduled to commence this year.

Demand has come from a broad buyer base spanning the domestic market, international business owners and executives, and overseas investors. His Highness Sheikh Dr Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, recently ordered an AED 750 million programme to build and upgrade road corridors linking Sharjah directly with Dubai. The project is expected to strengthen Linar’s connectivity to major roads and improve access from across both emirates.

Sales success reflects Sharjah’s expanding real estate market

Linar’s complete residential sell-out comes amid continued growth in Sharjah’s real estate sector. According to reports issued by the Sharjah Real Estate Registration Department, the emirate recorded approximately AED 29.5 billion in real estate trading value during the first half of 2026, representing year-on-year growth of 9.3%. Residential properties accounted for 82.2% of all sales transactions, while investors from 121 nationalities participated in the market.

Momentum continued in July, when Sharjah recorded AED 7 billion in real estate transactions, an increase of 61.8% compared with June.

Together, this market performance and the breadth of demand recorded at Linar point to an increasingly deep and diverse real estate market, supported by a growing buyer base and rising expectations surrounding development quality, integrated living and long-term value.

A new waterfront address between Sharjah and Dubai

Spanning approximately 55,000 square metres at the eastern edge of Al Mamzar Beach, Linar features 325 metres of direct waterfront frontage and uninterrupted views across the Arabian Gulf, Sharjah skyline and surrounding cityscape.

The development comprises five residential towers rising between 50 and 55 storeys, alongside a future office and commercial tower with retail and service offerings. Its residential portfolio includes one-, two- and three-bedroom apartments and a limited collection of four-bedroom penthouses. Tower A, which forms part of Phase 1, is expected to begin welcoming residents from 2030 onwards.
